What resurfacing can include
The scope may include removing worn boards, installing new decking, replacing fascia, updating guards and finishing stairs. It does not automatically mean the footings, posts or house connection are being replaced. Get a precise list of what stays and what changes.
Check before committing
Have a qualified contractor assess the support system, visible deterioration and compatibility with the proposed surface. Some defects only become visible after boards are removed; agree on how discoveries will be documented and priced.

Price the alternative
Request a resurfacing scope and a full replacement scope when the existing deck’s condition is uncertain. Compare the entire project, including stair and guard work. Reusing a component only makes sense if it is suitable for its next period of service.
Questions worth asking
Can a coating repair structural rot?
No. A finish or coating is not a structural repair. Deteriorated load-bearing components need professional assessment and appropriate repair or replacement.
Is resurfacing always cheaper?
It may reduce some work, but concealed repairs and support changes can close the gap. Compare written scopes rather than the first headline price.
